Estate & Probate Appraisal

When an estate is being settled, the court, the executor, and the family all need the same defensible number. We provide fair market value appraisals suitable for probate filings, estate tax reporting, and equitable distribution among heirs — documented to the standard those processes require.

Insurance Appraisal

Insurers need replacement value, not fair market value — the difference matters, and using the wrong basis is why claims get underpaid. We document what it would actually cost to replace an item, whether you're scheduling valuables on a policy up front or substantiating a claim after a theft, fire, or loss.

Charitable Donation Appraisal

The IRS requires a qualified appraisal to substantiate a noncash charitable contribution above its reporting threshold, and it is specific about who may prepare one and what it must contain. We produce appraisals prepared to that standard, so your deduction rests on documentation that holds up.

Divorce & Equitable Distribution

Dividing personal property is often the part of a separation that stalls, because both sides distrust the other's number. An independent third-party appraisal gives counsel and the court a neutral basis to work from — we're not advocating for either party, only for an accurate value.

Guardianship & Conservatorship

A guardian or conservator managing someone else's property is accountable to the court for what that property is worth. We prepare the inventory and valuation that accounting depends on, so the record of your stewardship is complete and defensible from the outset.

Chapter 7 Bankruptcy Appraisal

A Chapter 7 filing turns on what the property is actually worth, because that figure decides two separate things: what the trustee can sell, and what the exemptions protect. We appraise personal property at liquidation value for the schedules a filing requires, documented well enough that the debtor, counsel, and the trustee all work from the same number.

Personal Appraisal

Not every appraisal answers to a court, an insurer, or the IRS. You may have inherited a piece and want to know what it actually is, or be weighing whether to keep, sell, or insure something, or simply want your own records to be right. We appraise a single item or a whole collection for personal use, prepared to the same USPAP standard as every other report here. What changes is who the appraisal is for, not how carefully it is done.
